Your New Home Roadmap

Our experienced team of dedicated Mortgage Advisors are here to help you every step of the way. Allow this guide to assist you through the process of buying a new home, but please feel free to call your Mortgage Advisor at any time if you have any questions.

1. Get Pre-Qualified

Work with your Mortgage Advisor to get pre-qualified before you start your house hunting.

2. Search For a Home

Work with a real estate agent and discuss your wish list for your new home.

3. Purchase and Sales

Once you have found the one, you will work with your REALTOR to sign a purchase and sales agreement and schedule the home inspection.

4. Submit Your Application

Once your offer is accepted you will need to provide any updated information to your Mortgage Advisor along with your Purchase and Sales Agreement.

5. Processing

Your Mortgage Advisor will organize your documents and appraisal report and submit your loan for processing.

6. Underwriting

Once your loan application has been processed it will now be submitted to underwriting for a conditional approval.

7. Get Insured

Obtain a Homeowners Insurance policy from the provider of your choice.

8. Don't Delay

Provide any additoinal conditions as soon as possible to avoid any delays to your closing date.

9. Clear to Close

Once your title and application file are in order your closing date will be set.

10. Welcome Home

After your final walk-through and closing documents are signed, get ready to move on in!

Best Practices

Our experienced team of Mortgage Advisors have seen it all. In order to avoid potential pitfalls in the purchase process, please follow these best practices until your loan has closed.

Stay Current

Continue to make timely payments on all existing debt and recurring payments as well as all household services and utilities.

Stay Consistent

Continue to use credit and debit cards as normal but avoid making large purchases or large deposits into your bank account (if you must please consult your advisor). Don’t change employment status, apply for new credit, switch banks or co-sign for a loan.

Stay Cautious

Consider joining a credit watch program, be wary of requests for personal information and save complete copies of your bank statements and pay stubs.
